Some providers — such as foreclosure.com — are doing a fantastic job merging information from several sources. Investors like us use them all the time since it is cheaper and faster to use their information rather than combing through the classifieds ourselves. But the significant drawback with online services like that’s the information in them can be somewhat old.
You might be looking at foreclosures that other investors who got their information straight from the courthouse got weeks or months ago.
We also use other sources too.
Lots of realtors who “specialize in foreclosures” release their own lists, but these are often just advertising gimmicks to exchange your contact info to get stale goods.
There is no harm in signing up for free lists — if the data isn’t any good, then just unsubscribe.
You’ll probably spend a lot of time getting excited about properties which are already sold or no longer available, but that is a part of the learning curve when you are just beginning in the foreclosure market.
When you are evaluating a new list to see if it is worthwhile, compare the properties on the list to what is printed in different lists.
If you regularly don’t see any exclusive or new info regarding the list which you can’t get elsewhere, do not use it.
